All are Welcome to Apply. This community’s rental criteria is in accordance with Kansas City, MO Ordinance 231019 Section 38-105.
In order to reside in our community, we require each occupant 18 years of age, or older, to complete an application and pay the application fee.
We maintain a strict policy of confidentiality and privacy for our applicants and residents. We do not discuss private information regarding applicants, without prior written consent, with anyone other than the applicant. All applicants and/or occupants that are 18 years of age or older at time of application must complete a separate rental application. All occupants 17 years of age or younger must be listed on the application.
Occupancy Limits are as follows; Maximum Number of Occupants Per Unit Type: Studio/1 bedroom= 3 occupants; 1 bedroom + den/ 2 bedroom= 5 occupants.
A non-refundable application fee is due for each applicant that is 18 years of age or older. Co-signers must also pay a non-refundable application fee. Application fees are non-refundable. An administrative fee is also due at the time of application. The administrative fee will be refunded if the application is denied.
Any falsification of information on the application or any fraudulent information provided during the application process will automatically disqualify the application. All administrative fees and application fees will be forfeited.
We will begin processing your application once all applications, application fees, photo identification and other required documents have been received. We will notify you when we begin processing your application.
Please provide any pertinent documents, or other details, including, but not limited to: personal references, documentation regarding any evictions or actions taken to resolve past evictions, credit challenges, and/or alleged damages, documents related to any criminal convictions, the facts or circumstances surrounding the criminal conduct, the age at the time of the conduct, evidence of good tenant history in the time since the conviction, and/or evidence of rehabilitation efforts, consistent with state and federal laws, of which you would like us to consider while processing your application.
If an applicant finds it necessary to cancel the application, they must provide written notice of cancellation to management. The administrative fee will be refunded provided the cancellation takes place within 2 full business days of submitting the application, regardless of application status. Any refund due will be mailed to the current address provided on the application within 30 days of cancellation. After 2 full business days of submitting an application, the administrative fee is non-refundable. Applicants approved for occupancy who cancel the application and/or do not take possession on the scheduled move in date will be charged a cancellation fee in an amount equal to the required security deposit.
Once an applicant's household is approved for occupancy you will be notified. At that time an apartment unit will be assigned and the apartment unit will be reserved once the security deposit has been paid. If we are unable to assign you an apartment at that time, due to availability and/or desired move in date, the application will remain on file, active for 60 days. 61 days after the applicant has been received the application will expire and be inactivated if the applicant has not taken possession of an apartment unit. Once an application is inactivated, the applicant will have to re-apply. A denied applicant may not re-apply for 90 days after notification of denial.
Approved applicants must take possession of the reserved apartment unit within 14 days of the date first available for that specific apartment unit.

Please note that this is our current rental criteria and may be updated from time to time as necessary, nothing in these requirements shall constitute a guarantee or representation by our community that all residents and occupants currently residing in our community have met these requirements. There may be residents and occupants that have resided here prior to these requirements going into effect; therefore, our ability to verify whether these requirements are met is limited to the information we receive from various resident reporting services.
By submitting your applications you the applicant, occupant and/or guarantor/cosigner herby consent to allow Blvd 64 and DRS Management, itself or through its designated agents and its employees, to obtain a consumer report and criminal record information on each of us and to obtain and verify each of our credit and employment information for the purpose of determining whether to lease an apartment to me/us. I/We also agree and understand that owner and its agents and employees may obtain additional consumer reports and criminal record reports on each of us in the future to update or review our account. Upon my/our request, owner will tell me/us whether consumer reports or criminal record reports were requested and the names and addresses of any consumer-reporting agency that provided such reports.
